This is Umber Hill. A whole house rebuilt around how it's actually lived in.

The bathrooms were bad. The layout was interrupted. Nothing about the house was set up for how someone should be able to move through their own home, especially not for the long term. This wasn't a refresh. It needed to come apart, functionally and aesthetically, and get reimagined room by room.

Every interior surface was touched. It was designed to be a forever home, so every decision had to hold up over time. Widened doorways and hallways, non slip flooring, layouts built for accessibility without needing to scream it. It just reads as a house that works.

We gutted three bathrooms and the kitchen, rebuilt the electrical and HVAC systems, and reworked the entire lower level with new tile, a new bar, and expanded storage. Tile varies room to room, mosaic in some spaces, larger format in others, chosen for how that room actually gets used. Heated flooring runs through the basement, the primary bathroom and kitchen upstairs. Gas fireplaces replace woodburning beasts that are nice to have, but not easy to maintain.

Custom Miralis cabinetry can be found throughout the home, offering significant storage capabilities hidden behind beautiful, contemporary doors. Underneath the old carpet upstairs, we found original hardwood in rough shape. We refinished it and brought it back with a darker stain, one of the few things in this house we got to restore instead of replace.

The result: a home that looks calm, moves easily, and will keep working exactly as well in twenty years as it does today.
